Charges

The Lettings Centre does not charge letting fees to tenants.

The Process

  • You decide on a property that you would like to rent.
  • You tell us that you would like to take this property by completing an application form and returning to us with all the required information.
  • We will carry out Credit Checks, and ask your Employer and current Landlord (if applicable) for a reference. Once we have received this information and if we believe you would make a suitable tenant, we check with the landlord who makes the final decision.
  • If the landlord is happy to have you as a tenant we will agree a move in date with you and the landlord.
  • On the day you move in (or a few days before) you will come to the office where you will sign the contract (all parties on the contract including a Guarantor if required will need to sign the contract) and pay your first months rent and the relevant deposit. We will then hand over the keys to the property to you.
  • A full Inventory will have be made just prior to you moving in, and you are required to check this and sign to say you agree with it. Meter readings etc will be taken. If the property is being managed by the landlord, this is where The Lettings Centre involvement stops.
  • If The Lettings Centre is managing the property, we then carry out a post-move-in visit within the first 3 months to check all is well and that there are no issues we need to sort out.
  • We will then leave you be to enjoy your home with just the odd periodic visit to ensure that there are no problems or issues we need to make the landlord aware of.
  • When you give notice or, are served notice, you will be asked to carry out viewing for new prospective tenants.
  • On the day you are due to move out, you will need to return the keys to the office by 11am. Within a few days we will carry out a post-move-out inspection, and compare this with against the move-in Inventory to assess the current condition of the property, and take final meter readings. If there are any issues we will contact you and give you options on how to rectify these, to give you a final opportunity to make sure there are no reasons to withhold part or all of your Deposit. If there are no problems we will return your deposit to you with 14 days.
  • If you are on a fully managed service, you also have access to a 24 hour repairs reporting portal, which we will deal with on the next working day if reported out of office hours.
