What happens when I let through The Lettings Centre?

  • We will visit your property to discuss possible rental income, the best way to maximise the rent you can achieve, listen to your needs, answer any questions you may have, and decide the best way for you to market your property - fully managed or Tenant find only.
  • Details of the property are prepared and sent to you for approval, with photos and floor plans. We will also arrange an EPC, unless the property already has one.
  • Your property is then uploaded onto Zoopla, Rightmove & Prime Location. We then match the property to our potential tenant mailing list, and send them details via email, text message and post. If the property is vacant we will show any interested parties around for you and call them to get feedback after the viewing.
  • Once a prospective tenant has submitted an application for the property, we will fully reference them. We carry out Credit Checks, and obtain current Landlord & Employers references (if applicable) as well as checking through bank statements and checking their identity. If we feel that the application is suitable we will then discuss the viability of their application with you before formally offering them the tenancy.
  • Once the tenancy has been agreed, we will prepare all the documentation including the Tenancy Agreement, Inventory and making sure all safety certification is valid and current. If you wish to provide your own Agreement and Inventory please let us know. Also if you wish to hold the tenants deposit in an approved scheme yourself, we will arrange for the transfer of the deposit and the first months rent, less our fees, to you once the tenant has paid them
  • On Move In Day, we ask the tenants to come to the office, where we fully explain their obligation under the terms of the tenancy agreement to them. They then sign the agreement, and pay the first months rent and deposit. We then issue them with the keys.
  • Let-Only Properties - We will send you a copy of the agreement, and arrange for the transfer of the rent, less our fees, to you. Responsibility of the Management of the property then passes to you. We will provide your contact details to the tenant in their Welcome Pack.
  • Fully-Managed Properties - We send you a copy of the agreement for signing, and register the Deposit with The Tenancy Deposit Scheme. Transfer of the rent less tenancy set up fees will be sent to the bank account you have requested.
  • After about 3 months into the tenancy we will contact the tenant and arrange a visit to ensure the tenant has settled in and that there are no issues with the property or the way the tenant is conducting themselves.
  • We will you contact 3 months prior to the end of the tenancy to make sure you are happy to extend the tenancy.
  • At move-out we will inspect the property and deal with any deposit issues in consultation with you.
  • If your property is fully managed we will deal with tenant reporting repairs for you. The tenant has the opportunity to report problems online, which will also inform you that a repair required has been reported.
  • We also offer Rent Guarantee Insurance for managed properties through our block policy with SafetyLet for £9.00 per month per property.
